5月份房价涨势有所放缓 二、三线城市涨幅继续扩大

(原标题:5月份房价涨势有所放缓 二、三线城市涨幅继续扩大) 中国经济网北京6月18日 国家统计局今日发布了5月份70个大中城市住宅销售价格统计数据。数据显示,环比上涨城市个数减少,涨幅有所收窄,而同比上涨城市的个数继续增加,但一线城市涨幅首现双收窄,二、三线城市涨幅则继续扩大。数据显示,新建商品住宅(不含保障性住房)价格变动情况(详见附表2)与上月相比,70个大中城市中,价格下降的城市有4个,上涨的城市有60个,持平的城市有6个。环比价格变动中,最高涨幅为5.5%,最低为下降0.5%。与上年同月相比,70个大中城市中,价格下降的城市有18个,上涨的城市有50个,持平的城市有2个。5月份,同比价格变动中,最高涨幅为54.0%,最低为下降3.2%。二手住宅价格变动情况与上月相比,70个大中城市中,价格下降的城市有13个,上涨的城市有49个,持平的城市有8个。环比价格变动中,最高涨幅为6.3%,最低为下降0.5%。而与上年同月相比,70个大中城市中,价格下降的城市有18个,上涨的城市有50个,持平的城市有2个。5月份,同比价格变动中,最高涨幅为46.8%,最低为下降6.5%。对此,国家统计局城市司高级统计师刘建伟进行了解读。他表示,环比上涨城市个数减少,涨幅有所收窄。发布的数据显示,5月份70个大中城市新建商品住宅和二手住宅价格环比上涨的城市分别有60个和49个,分别比上月减少5个和2个;涨幅比上月收窄的城市分别有36个和25个,分别比上月增加15个和5个;涨幅在1%以上的城市分别有15个和13个,分别比上月减少7个和2个;最高涨幅分别为5.5%和6.3%,分别比上月收窄0.3和0.5个百分点。房价总体涨势放缓,一、二、三线城市环比涨幅均比上月有所收窄。刘建伟表示,据测算,70个大中城市新建商品住宅和二手住宅价格环比综合平均涨幅分别比上月收窄0.3和0.4个百分点,其中一线城市环比平均涨幅分别比上月收窄0.8和0.7个百分点,二、三线城市环比平均涨幅都分别比上月收窄0.2和0.1个百分点。同时,刘建伟也表示,同比上涨城市个数继续增加,但一线城市涨幅首现双收窄,二、三线城市涨幅则继续扩大。5月份70个大中城市新建商品住宅和二手住宅价格同比上涨的城市均为50个,分别比上月增加4个和3个。房价同比总体继续上涨,但城市间涨势出现新变化。一线城市新建商品住宅和二手住宅价格同比平均涨幅均开始收窄,而二、三线城市同比平均涨幅则在上月基础上继续扩大。表1:2016年5月70个大中城市新建住宅价格指数
